I assumed this was going to have E36 content. What's that, a 2000? NP if it's in really good shape. It wont be cheap to replace all the rubber parts and other random niggles that are bound to show up on an E46. It comes down to maintenance history.

I was really excited about it until I punched in book values for it. Not such a great deal after all. What's there to look after when checking one of these out?

What were the book values?
From my experience with those cars, you'll have to worry about bushings in various parts of the front and rear suspension, you'd probably be due for new shocks and springs, maybe breaks too if they haven't been done in a while. The a/c might not work, speakers may be blown, anything power or electric might not be working including the seat adjustments, windows, mirrors, sunroof, any lightbulb, door locks, etc. Oh, and sensors. ABS sensors, TPS sensor, Cam position sensor, thermostat. And a probably brittle cooling system,
If you find a car that's been properly looked after, had things replaced as they go bad, and an owner who generally cares about the car's wellbeing, it could be a good car for a long while. But, it could have been owned by a college student who drove drunk people home on the weekends and has been vomited and defected in. It's a crap shoot, really.

Negotiating hard on this car is an option. The average buyer will never buy a BMW with this many miles. Only a Jalop would take the risk and get things fixed.
I would try to talk the seller down a lot.
